2 Charlesgate West will be a new multi-family apartment tower at the Northeast Gateway to Boston’s Fenway neighborhood. The project will include 306,000 sf over 28 stories, with 400 apartment units plus common and amenity spaces. The apartment unit mix will include 68 on-site affordable housing units, exceeding City of Boston requirements.
The project is pursuing Passive House Certification as its Code compliance pathway and is also being designed as LEED Gold Certifiable. A high-performance air-to-water source heat pump system, integrated with the high-rise façade, will is a key part of the all-electric thermal energy strategy. All LED lighting fixtures will reduce overall lighting power density, and low-flow fixtures and water usage meters help reduce indoor water consumption 40% below Code.
