Administered through the Massachusetts School Building Authority (MSBA), the Bartlett High School project will transform an outdated and outmoded 1970s facility. During pre-design, RFS worked with the architect to consider renovation and new construction options.  A renovation approach was selected. 

Design included consideration and provisions for phasing, including MEP/FP systems, to enable owner occupancy throughout construction. The phasing approach was carefully documented, as well as requirements for selective demolition, were documented to support a Massachusetts MGL Chapter 149 public bid process.

Paramount to the Town’s decision to renovate was that a renovated building must include envelope and HVAC system upgrades for improved energy performance and building occupant comfort.  RFS performed energy modeling and life cycle cost analysis for five HVAC systems options, and an all-electric, zero on-site carbon solution was selected. The all-electric system will include air-source heat pumps for heating and air conditioning, with dedicated outdoor air systems to meet ventilation needs.  RFS technology services included design of system pathways and infrastructure, as well as coordination and specification for telecommunications head-end and peripheral equipment.
